PfP is entering a joint venture with Barratt Redrow to accelerate the delivery of new homes. By combining our expertise and resources the JV will help deliver homes faster and at greater scale than either organisation could achieve alone. This is a strategic move to support national ambitions to deliver 1.5 million new homes, while ensuring long term community value and high-quality design.
Housing demand in the region continues to grow, and traditional delivery models are not progressing fast enough to meet this need. This partnership allows us to increase pace and access greater capacity to bring forward this once in a generation place.
The partnership will bring together PfP’s expertise as master developer and Barratt Redrow’s experience as the UK’s leading high-quality, large-scale homebuilder. Together, they will unlock the scale, pace and capacity needed to deliver homes and supporting infrastructure more quickly and sustainably.
Decisions will be made collaboratively through an agreed governance framework, with clear lines of accountability to ensure the scheme delivers responsibly and in the best interest of the community.
The JV has a joint governance structure, with senior leaders from both organisations overseeing strategy, delivery, risk and community commitments. PfP will continue to play a leading role in the residential delivery and long-term stewardship.

The scheme is one of the UK’s most ambitious and forward‑looking new communities. Through a network of six carefully designed villages - delivering 8,500 new homes within a 660‑hectare landscape of parks, restored historic parkland and woodland - the plan demonstrates how large‑scale development can help tackle the UK’s urgent housing shortage while still protecting character, heritage and community identity.
Infrastructure is front‑loaded, with plans including six new primary schools, two new secondary schools, health centres, leisure spaces, and sustainable transport routes, ensuring that social cohesion and community life are embedded from day one rather than added later. Its landscape‑led, pedestrian‑centred masterplan prioritises walkability, biodiversity, and the integration of heritage with new neighbourhoods, creating places that feel distinctly local.
A dedicated not-for-profit stewardship body will ensure that the green spaces, community facilities and public areas are maintained for generations. The approach is designed to give both existing and new residents a meaningful stake in the long‑term success of their neighbourhoods.

The six new villages will have a collective identity while having distinct individual characters, sitting alongside the existing villages of Gilston, Eastwick and Hunsdon.
The use of specifically designed parkland, strategic green corridors and landscape areas will be developed in order to act as natural boundaries of all communities.
Existing residents in the area will benefit from the new public open space, community facilities proposed in the new villages as well as easy access to the Sustainable Transport Corridor (STC)
